This report compares sales date of Feb of this year to Feb 2022 on the 34949 zip code.

The median sale price is $554,000 which is up 22% from last year. The number of closings was 25 which is down 19% from last year.

With 198 listings active on the island, that is an 11-month inventory, which is a buyer’s market.

The positive news is that there are 49 under contract and pending listings setting up March and April showing that the seasonal uptick in activity is happening.
