The data is in and this is the newest market report for Vero Beach, Indian River County and Indian River Shores.
This report compares April of 2024 to April of 2023, and on the barrier island of Vero Beach, the median sale price is $1.1 million, which is up 17% from last year. The number of closings was 66 which is the most productive month this year, which is a typical seasonal trend.
Inventory stands at a 9 month supply of properties already available and on the market on the island of Vero Beach. This will give buyers plenty of options to choose from.
With the economic uncertainty of higher interest rates, more significant inventory and price declines in other markets, properties values in Vero Beach, especially the barrier island have proven to be remarkably stable.
Within Indian River County and on Vero Beach’s mainland, the median sale price is $385,000 which is up 13% from last year. The number of closings was 203 which is up 11%.
To begin spring, the mainland shows a 6 month inventory which is a healthy balance between a buyers or sellers market.
