Vero Beach Barrier Island Mid Year Market Report
This is latest market report for Vero Beach's barrier island, comparing January through June of this year against the same period last year.
The biggest headline: condos are back. Closings jumped from 105 to 147. That's the result of a backlog finally coming to fruition — this market has been sluggish for the past four years thanks to state-mandated Milestone inspections, building projects, special assessments, and rising insurance costs. Now that most buildings have completed those projects and stabilized their funding, buyers are clearly feeling confident to move forward.
Median sale price rose from $650,000 to $675,000. Values are still catching up, but they're trending the right direction — and with this level of sales activity, there's a clear path for prices to keep climbing. Inventory sits at a balanced six-month supply.
On the single-family side, the median sale price hit $1,475,000 — a 7% increase from last year. Closings came in at 198, up 21% year over year.
We're seeing strong momentum across this segment too. Looking ahead to summer, inventory is at a five-month supply, which tilts slightly in favor of sellers.
